I am planning to buy a flat and confused between Brigade, Prestige and Sobha. Can someone who has actually lived in these projects give me an honest opinion?
I want to know which builder is better in terms of quality, pricing, amenities and location. Not looking for brochure talk, just real experience from actual residents!
Some things I want to know:
Is the carpet area worth the price they charge? Do they deliver the flat on time or is delay common? How is the customer service and CRM experience? Are the amenities actually maintained well or just looks good on paper?
I have seen mixed reviews for all three builders but Prestige seems to have more complaints. Is that actually true?
Please share your experience good or bad. It will really help me make a better decision. Thanks!
Hi, if you want to live a peaceful life, please don’t buy flat from Prestige Developer. It have crumbling infrastructure, bad management, the gym ACs barely function and the STP issues cause foul smell throughout the year.
The important issues like water supply and fire safety rarely get proper attention. From my experience, overall Prestige is not a great option even for renting and I’m sure, if you buy you’ll regret for that.
Recently, I bought a flat in Brigade Cornerstone Utopia. To be honest, I regret for choosing this apartment. I saw there are people used to fight for petty things and kids didn’t have enough space to play.
The customer service irresponsible and careless, there is no use of paying high maintenance fee.
On top of that complex is located in a badly congested area with heavy outside traffic. Full of noise pollution and dust from the surrounding roads makes daily life uncomfortable.
If you want a peace of mind, please don’t choose Brigade property.
Bro, all the three builders are ok, but the’ve all had their own faults and shortcomings that they conveniently won’t tell you during the sales pitch.
Brigade project is often get delayed, my friend bought a flat here. He told me that he has faced severe delays in receiving OC and Khata. During the initial stage CRM and Sales team frequently were not responsive.
In Prestige group, I’ve heard that poor construction quality and lack of communication with the buyers, especially regarding project timelines and unit modification.
While in Sobha, their amenities are praised by the buyers but they have a higher price tag per sq.ft compared to other Tier1 builders in Bangalore. As like other reputed builders, they also delay possession and some of their projects have been critized for having smaller, more congested balconies and less practical floor space.
Actually, no one is perfect, everyone has their own flaw. Before finalzing check and ask suggestion nearby residents..
Honestly,I don’t have that much idea about Prestige and Brigade but I know well about Sobha. Because I bought a flat and had a bad experience firsthand.
Bro, it is very important buyer to check the price before buying the flat. Sobha charged overprice for the flat compared to other builders in Bangalore. And as someone from a construction background, I actually did the math. The actual cost of building these apartments is nowhere close to what they charge you. They double the price, pocket huge profits on top of that, and justify it with some amenities.
Think about it this way, instead of paying double the price just to enjoy a swimming pool you’ll use twice a year, you could easily buy a much bigger apartment right in the heart of the city for the same money.
Don’t fall for the fancy brochure and lifestyle marketing. Do your math before you sign that cheque.
Bro, I don’t think these they are bad builders, every builders have their own strength and weakness. So, we can’t blame the builders some are great at giving quality construction, some will give good customer service and some provide amazing amenities at an affordable range.
At the end of the day no builder is perfect and we can’t blame them for every simple issue. It’s all about what your priorities are and which project fits your needs the best.
No bro, even Brigade has lot of issues. My sister bought a flat Brigade El Dorado in Bangalore. One of the worst project we’ve ever seen. Do you know? The theft has been a common occurrences mostly due to the poor security service and poor building planning anyone can easy access to come into the society and can assault the residents. Just imagine how safe the society is?
Not only my sister, everyone in the apartment residents are truly regret for buying property in Brigade…
Compared to Prestige and Sobha, I hope Brigade is good….
I won’t say it as best but decent compared to the other two. I’m living in Brigade rightnow and honestly don’t have any major complaints from my side. The building quality is good and I mainly chose Brigade because it made more financial sense to me.
What impressed me was the delivery. They had clearly mentioned in the agreement that there could be a delay of up to 6 months and we received possession within that timeline. No unnecessary delays which is a big relief.
If you ask me, I’d say Brigade is a fair choice with decent quality at a reasonable price.
Bro, go and read about Brigade review in a Google. I’m sure, you will give up on the idea of buying a flat there.
The sales team will speak nice before booking, once you booked the flat, they stopped answering to your call.
There is no way to reach Brigade CRM directly. You have to send an email to a group ID, it raises a ticket and the response takes almost a week. Very slow and frustrating.
On top of that different departments don’t coordinate with each other. Because of this you are always left confused about what to do next and who to follow up with.
Dude, all the three buliders are sailing on the same boat.If you go and read the reviews of Brigade, Prestige and Sobha you will notice something funny , every buyer is complaining about the exact same things!
Delay in possession? Check. Construction problems? Check. Overpriced flats? Check. Bad location choices? Check.
So at the end of the day it doesn’t really matter which builder you pick. You are most likely going to face one or more of these issues regardless. The brand name changes but the problems remain the same.
Do some research, visit the site, talk to people who already live there and then decide.

If you want quality and spacious layout choose Sobha is the perfect one..
But if you want to save peace of mind please stay away from Prestige. Trust me on this one.

Bro, cost wise Brigade is the lowest but you can’t expect good quality construction over there. Honestly the apartments are not designed for human beings , the room sizes and configurations are so tiny it literally feels like a pigeon hole.
The carpet area is a complete joke. The balcony is so small that you can’t even fit a chair in there. For the price they charge even the basic spaces are not liveable.
You save money upfront but end up compromising on your daily comfort and lifestyle.
Sobha might looks luxury and branded from outside, but actually it is not. I say it is a modern slum with high price.
I don’t know why Sobha demands unnecessary high prices. Sometimes, it feels like I’m staying in the hostel. I’m totally disappointed with amenities lack of parking space, water abd plumbing work in the apartment is a huge mess. Sometimes we’ve faced water shortage issue for the whole day. The infrastructure is not great and within a year, the paint of the building has started to wear off.
Personally, I’d not recommend anyone to buy a flat in Sobha builders, don’t fall prey to the brand name.
Guys, please do some research before purchasing a Prestige flat. The carpet area vs super built up area ratio in Prestige projects is daylight robbery bro. You pay for 1500 sqft and actually get barely 1000 sqft of usable space. Read the fine print carefully before signing anything.
Prestige promised so many amenities during the sales pitch but half of them were either not delivered or delivered in such poor quality that nobody uses them. Always get everything in writing. Never trust verbal promises.
Bro, the resale value of these three developers is a complete myth and nobody talks about this openly.
Let me share my personal experience. I bought a Prestige flat thinking it was a great investment. Big brand name, premium location, all the fancy amenities ,what could go wrong right? Well everything went wrong when I tried selling it last year. Buyers simply don’t want to pay the Prestige premium.
Rental returns are equally disappointing and high maintenance charges scare away potential tenants. Always talk to resale brokers and existing residents before investing
No one point out the parking facilities in all these apartments. Projects from Brigade, Prestige and Sobha all have the same problem. I own a mid size SUV and parking it in my allocated slot is a nightmare every single day. The slot is so narrow that I have to fold my mirrors just to get in. Brigade, Prestige and Sobha all charge you premium prices but can’t even give you a decent parking space.
Guys I stayed in a Sobha project for 2 years and the maintenance was extremely disappointing. Despite paying high monthly fees, basic services were consistently neglected. Elevators were rarely serviced, common areas were poorly cleaned, and security was unreliable.I raised multiple complaints, but nothing was ever resolved. Its like the management is only interested in collecting money rather than providing the promised quality service.
Bro, if you are purchasing flat for investment, don’t just blindly believe the advertisement of the property. Please do your math first and give importance to location first. Brigade and Prestige properties are honestly not worth when it comes to location.
I bought a flat in Brigade, I really regret for the location. Even the amenities and infrastructure look good but the location is in highway. The noise from outside traffic is unbearable and full of dust, without wearing mask you can’t go out. Just imagine living like that every single day.
Always visit the site personally before deciding. Don’t just see the flat, walk around the surrounding area, check the traffic, check the noise levels and check the air quality. Then decide.
I am 60 years old, my son bought a flat for me in Sobha, a premium gated society. He thought it would be comfortable for my old age. We are paying high maintenance charge but amenities I will give only 1 star out of 5. I’ve never experienced this much low quality amenities. Every modern facilities are there but nothing is in good condition.
Every evening I used to go for a walk in the garden area, but I can’t walk after 6’o clock. The mosquitoes are so bad that you can’t even stand there for a minute. I have complained to the management multiple times but nothing has been done about it till date.
Yeah, you’re right. Even in a premium society there is a lack of common facilities. Basic things like proper lighting, clean common areas and pest control are completely neglected. We pay high maintenance charges every month but nobody takes responsibility for maintaining even the simple things. Very disappointing for the price we pay.
