I actually own a 3BHK in Mahindra Great Eastern Gardens and am planning to sell it. It’s on the 14th floor, has around 950 sq.ft. carpet area, and the building is about 10 years old. It might fit what you’re looking for. If you’re interested, feel free to DM me and we can discuss the details.
For anyone looking strictly at ready-to-move-in premium gated communities along the LBS Marg belt, here is a quick reality check on actual sizes and prices:
Runwal Forests (Kanjurmarg W): Fully completed township with an expansive 1,200 sq. ft. carpet area priced around ₹3.35 Crore.
Sheth Avante (Kanjurmarg W): Completed project by Ashwin Sheth with a premium, compact 891 sq. ft. layout for ₹2.75 Crore.
Piramal Revanta (Mulund W): Completed early phases offering luxury, high-end living with a large 1,150 sq. ft. space starting from ₹3.40 Crore.
Runwal Greens (Mulund W): A completely finished, established alternative with traditional, massive layouts spanning over 1,100+ sq. ft.
Bro, a spacious 3 BHK with world-class amenities at ₹2.5 Cr is tough in this area. Top premium gated communities here easily start around ₹3 Cr+ now. If you want a spacious layout without losing out on modern luxury amenities, stretching your budget a bit is the only way out.
I love your strategy, bro! Buying an OC-property is incredibly smart because it means zero GST and absolutely zero possession stress. If every buyer thought this wisely and invested their hard-earned money this way, nobody would have to worry about possession delays and builder drama. Truly a solid approach…
Check out Neptune Living Point in Bhandup …a older premium township with all clubhouse amenities, very spacious 1150 sq.ft layout price starts from Rs 2 Cr..
Yaar, standalone buildings avoid hi karo in this belt. Kanjurmarg–Bhandup side mein BMC water pipeline maintenance kaafi hota rehta hai because of all the metro and road work. Agar older standalone building loge, toh low water pressure ya summer mein water tankers ka issue face karna pad sakta hai.
Premium gated townships like Sheth Avante or Runwal Forests are much better in that sense. They have bigger water storage and recycling systems, so even when BMC announces water cuts, residents usually don’t feel much of an impact.
The social infrastructure in this LBS belt is excellent! With top schools like Podar International, major hospitals like Fortis Mulund, and premium retail hubs like Phoenix Marketcity right around the corner, you rarely ever have to travel far for daily essentials.
Have you visited Kanakia Zen? If not kindly check out nice project and connectivity also too good it is very close to Kanjurmarg railway station.
Avoid Kanakia Zen bro…I rented a flat in that society. No issues about society but most often we experienced foul smell in that area because Kanjur marg dumping ground especially late at night and early in the morning. Brokers usually show flats during the day when the smell is minimal, so be careful. Great society, but the external air quality is a dealbreaker.
Bro, choose projects that are close to Kanjurmarg railway station. Because when it comes to resale in future these properties have better demand becoz of the connectivity which usually attract more buyers and easy for you to sell in future.
Check out Lodha Imperia in Bhandup West. It is an older project but still popular among buyers..
Bro, Lodha Imperia is quite older project was launched in 2010. Don’t go for too old projects I’m sure it will affect long-term resale value compared to brand new inventory nearby.
Just visited Wadhwa Atmosphere in Mulund and it completely blew me away! Hands down one of the finest residential townships in the vicinity. It’s just 5 minutes from Nahur station, super well-connected, and gives off a premium 5-star hotel vibe. Excited to share that I’m locking in my dream house here!
Personally, I’d avoid buildings that are more than 10 years old. You might end up spending a lot on flat repairs and higher society maintenance over time. Sometimes that extra expense just isn’t worth it, especially if you’re buying as a long-term investment.
Piramal Revanta is a solid luxury option in Mulund West, but do your homework on tower status first. Towers 1–4 are completely ready to move in, while later phases are under construction. It’s perfect if you want spacious flats and peaceful green views, but be prepared for a slightly longer daily commute to the nearest railway station.
If you want genuinely spacious apartments in Mulund West, Ashford Royale on the GMLR is top-tier. The catch is that it’s mostly geared toward 3 BHK configurations and up, with prices comfortably crossing ₹3.5 Cr to ₹4.5 Cr+. The layout sizes are a dream, but you have to pay a massive premium for them today. Early buyers who got in years ago hit the jackpot with this one!
I honestly feel prices along the LBS Marg belt are getting a bit overhyped. Every new launch is being sold as the “next big investment hotspot,” but the asking prices have gone up much faster than the actual appreciation in many pockets. I’d buy only if the project offers good value, not just because of the builder’s marketing.
Don’t choose a project just because it’s from a big builder. Compare the carpet area, maintenance charges, society quality, and location. Sometimes a slightly older ready-to-move project offers much better value for money.
I had recently checked quite a few 2BHK options while house hunting, and one thing I noticed was that Kalpataru Elitus feels much more practical in terms of layout. The space is used efficiently, and the rooms feel well proportioned rather than having oversized balconies or decorative areas that eat into the usable space.
Some of the Prestige layouts looked more premium on paper, but I personally felt the room sizes were not as generous as expected. Wadhwa was okay, but the overall layout felt a bit compact for the price.
Piramal was probably the strongest option among these in terms of overall quality and feel, though I’d be careful about the tower and facing because the view can make a huge difference.
One thing I’d pay close attention to is the parking. A lot of projects in Mulund West have stack or puzzle parking, and it can become frustrating if you use your car every day. If possible, try to choose a project with dedicated surface or podium parking. It might not seem like a big deal now, but it definitely makes everyday living much more convenient.
