Hi all,
I’m planning to buy a ready-to-move 3BHK and have been exploring projects along the LBS Marg stretch from Thane to Kanjurmarg. My budget is around ₹2.5 crore, and I’m only looking at projects with OC and zero GST, as I want to avoid construction delays.
I’ve been searching for ready to move 3BHK under 2.5 crore in LBS Marg Kanjurmarg Bhandup stretch, but there are so many options that it’s becoming confusing.
I’m also trying to decide which is better for a 3BHK ready to move Bhandup West or Kanjurmarg West on LBS Marg? Good connectivity, a decent gated community, and long-term resale value are important to me.
I have shortlisted Runwal Forests and Runwal Anthurium, so I’d also love to hear opinions on ready to move 3BHK in Runwal Forests Kanjurmarg vs Runwal Anthurium Bhandup.
If you’ve recently purchased or visited any projects in this stretch, I’d really appreciate your suggestions and honest experiences. Thanks!
Already you’ve chosen two good projects…yes, Runwal Forest and Runwal Anthurium both are perfect projects for some one looking for luxurious gated community…It’s just that Runwal Anthurium is usually priced a little higher, so compare the carpet area and see which one gives you better value..
Try Eternia by Oberoi Realty bro…it is the most iconic, ultra-premium footprint along this specific belt. Since you’re looking specially for RTM projects this one will correct for you…World-class amenities and security features are top-notch…
I’d definitely recommend having a look at Oberoi Eternia. It’s a ready-to-move project from a reputed builder, and you know exactly what you’re buying. Just compare a few wings and floor levels before you lock anything.
Bro…recently bought a 2BHK in Kalpataru Elitus, and honestly, I’m pretty happy with the decision. The biggest plus for me is the apartment layout, it’s surprisingly spacious, which is getting harder to find in Mumbai these days. The location is another big advantage. The metro station on LBS Road is just nearby, so my daily commute has become much easier. Plus, schools, hospitals, restaurants, and everything you need are all within easy reach. So far, it’s been a great experience.
Try Runwal Greens, bro! It is an established, upscale township with a super vibrant community living vibe. Honestly, rather than looking at an ultra-premium property where you have to stretch your budget, Runwal Greens fits perfectly into a smart budget without compromising on quality. One of the best things here is that it has way more open walking space inside the boundary gates compared to newer projects. If you ask me, it’s easily one of the best ready-to-move-in 3 BHK gated communities around LBS Marg in Mulund West.
To top it off, the location is a major plus point. It connects beautifully to LBS Marg and the Mulund-Goregaon Link Road, making your daily commute a breeze. You also get premium healthcare like Fortis Hospital right next door, and excellent access to local markets, top schools, and restaurants right around the corner.
Personally, I would choose Kanjurmarg over Bhandup because of its proximity to Powai and the Eastern Express Highway.
You hit the nail on the head yaar…everyone choose Kanjurmarg West for better 3 bhk ready to move flats for long-term appreciation. because it sits right at the mouth of the Jogheshwari-Vikhroli Link Road, your daily commute is reduced to fraction compared to staying further up in Bhandup..It’s a much smarter long-term bet.
Since you’re very confused about which to choose Runwal Forest or Runwal Anthurium. Just keep in mind. If you’re an active working professional choose Runwal Forest for better connectivity…
On the other hand, if you’re looking for quieter, nature community with less crowd choose Runwal Anthurium…
Bhai, there are more ready possession 3bhk flats in thane west lbs marg, why don’t you try that. LIT by Advani Realty, Rustomjee Urbania and Serein by Tata Housing, All three are from reputed builders, and most towers are either ready or expected to get possession by the end of this year.. I think they’re worth considering.
This location is not that much convenient for people working in Navi Mumbai or the Wesern Suburbs…daily communte from this stretch is totally a nighhtmare…
If you’re buying mainly for investment, I’d definitely keep Mulund on the list. Over the last few years, it’s seen steady price growth and has attracted a lot of reputed builders. The area has good connectivity, plenty of gated communities, and strong demand from both homebuyers and tenants. With offices in Powai, Vikhroli, and Thane nearby, rental demand also stays healthy. Overall, it feels like one of those locations that still has decent long-term appreciation potential while also giving you good rental prospects.
I live in Runwal Sanctuary located in Sambhaji Nagar, Mulund West. OMG, what a scenic hill view! I literally buy this flat for this view especially. Their construction quality, structural design and amenities are top-notch. Located very close LBS marg and within 2 km you’ll reach Mulund station and the Eastern Express Highway.
It is a high-end, brand new RTM projects where you can actually find a 3 bhk priced very close to your budget…
Bro, avoid nearing possession projects because because most builders never ever finish the project on the assigned timeline. Usually, they keep stretching it and even get a RERA extension for the delay. We never know whether the project will be delivered in 3–4 months or end up taking another 3–4 years.
So instead of taking that risk, it’s better to focus only on ready-to-move (RTM) projects. Atleast you know exactly what you’re getting…
You’re specially looking for ready-to-move properties, right? Then, check out Kalpataru Elitus, Wadhwa Atmosphere O2, Sheth Montana, Prestige City and Runwal Bliss. They’re all worth a visit.
Guys, I bought a 3 bhk in Runwal Bliss, please avoid that project so pathetic construction quality..if you want to save your money please don’t invest here..
Buyers, please be careful about maintenance charges in these premium gated communities. These societies usually charge a flat rate of Rs 10 to Rs 12 per sq.ft on the super built-up area. This means your monthly 3BHK maintenance bill can easily cross Rs 15,000! Over 5 years, you will end up spending close to Rs 9 Lakhs on maintenance alone. Double-check the hidden costs and audited society bills before you lock in your hard-earned money.
If you’re looking around Kanjurmarg West, do check out Gundecha Altura. It’s a well-established society with good amenities like a swimming pool, gym, clubhouse, kids’ play area, jogging track, and ample parking. The location is also convenient, with schools, hospitals, shopping malls, and Kanjurmarg station all nearby. Definitely worth adding to your shortlist.
Bhai, Investing in real estate along LBS Marg is only advisable if you are willing to tolerate grueling, daily traffic gridlocks. Instead of committing to this notorious bottleneck, it is highly recommended to explore better-connected localities. During rush hours, commuting here is an absolute nightmare, even a minor, short-distance drive quickly degenerates into a frustrating, bumper-to-bumper crawl.
Before buying, spend some time around the project during rush hour. The traffic can be quite frustrating on weekdays.
Don’t ignore older resale buildings just because they’re old. Along the LBS Marg stretch, many older societies actually offer bigger carpet areas, better layouts, and established communities than newer projects. If the building is well maintained and has clear paperwork, it’s definitely worth considering.
My friend bought a flat in Sheth Avante…excellent project in Kanjurmarg west. Good construction quality, nice infra structure, wonderful location and easy access to Dmart and nearby places..
