Hi everyone,
I’m planning to buy a home and have been looking at Godrej Regent Park Sarjapur Road. The builder is quoting around ₹1.5 crore for a 2 BHK, and I’m trying to decide whether it’s really worth the price.
Is ₹1.5 crore worth for a 2 BHK in Sarjapur Road, Godrej Regent Park? The project looks good on paper, and Godrej is a well-known brand, but at this budget there are several other projects in the area too.
One concern is the possession timeline. Godrej Regent Park 2031 possession is it too long to wait? Five years feels like a long commitment, especially when market conditions and infrastructure can change.
I’m also interested in hearing about Godrej Regent Park construction quality. Has anyone purchased a Godrej apartment before? How is the build quality, finishing, and overall experience after handover?
Another question is, is Godrej Regent Park overpriced compared to nearby projects? Are buyers paying mainly for the Godrej brand, or does the project genuinely offer better value than other premium developments on Sarjapur Road?
Lastly, I’d like to understand the investment side. Godrej Regent Park rental yield vs resale potential in Sarjapur which looks stronger over the next 5-10 years? Since the project won’t be ready until 2031, I’m wondering whether the appreciation potential will justify today’s pricing.
Would love to hear from existing Godrej customers or anyone who has tracked their previous projects in this area .Any insights or personal experiences you could share.
As an existing customer of Godrej Woodscapes, my strong advice to everyone is to avoid any Godrej project. They operate like a shady builder. At the time of booking, they show you a beautiful, spacious plan to get your money. Then, all of a sudden, they secretly change the original layout and introduce a completely different project plan to pack in more units.
Godrej is simply charging premium just for their brand name but the ground reality is a mess. Actually Godrej quoting a base pre-launch/EOI rate of Rs 11,000 to 12,000 per sq.ft price is completely unjustified. A fair value for this specific micro-market is strictly around ₹7,000 to ₹8,000 per sq. ft.
Don’t fall for the glossy marketing brochures or the corporate name. Look at the local infrastructure and actual market rates before locking in your hard-earned money.
Not at all bro, spending Rs1.5 Cr for a 2 bhk at Godrej Regent Park is not worth it. May be the brand is big and premium but the extreme delivery timeline and local price inflation make it a highly financial bet…
For this premium price you can easily find a better 2 bhk ready-to-move flats from reliable local builders, that help you to move immediately or get instant rental income.
Investors need to realize that buying a Godrej project in Bangalore is a poor financial move. Godrej charges “future pricing” right at the pre-launch stage. They sell properties at inflated, tier-1 rates in underdeveloped areas, meaning you are essentially paying 2031 prices today.
Because of this heavily inflated initial cost, your capital appreciation will be flat, and your net rental yields will drop below 2.5%. Locking up crores of rupees for 5+ years while paying bank interest completely destroys your investment returns (XIRR).
Avoid the hype and invest with builders offering realistic pricing.
Bro, In my opinion, paying anything above ₹8,000 per sq. ft. for this location just doesn’t make sense. The biggest drawback is the approach road. Compared to nearby projects like Godrej Park Retreat, the access road here feels much narrower and is often heavily congested during peak hours.
I’d also suggest buyers verify the project details independently instead of relying only on the sales pitch. From what I’ve seen, the project appears to be around 5 acres, so it’s worth confirming exactly what area is being marketed and how it’s being calculated.
Another thing to keep in mind is connectivity. Major upcoming employment hubs like SWIFT City are still about 6–7 km away, so the location may not offer the immediate advantages that some buyers expect.
Godrej is probably the worst builder in Bangalore. Their service is like tier 3 builders but charging premium as like tier 1 builder, useless..
If you want to save your hard-earned money and peace of mind, please don’t go for Godrej properties.
Many Godrej projects have massive project stagnation across Bangalore. For example projects like Godrej Ananda, Godrej Park Retreat have slow construction progress, Before booking, visit the site and check the actual construction status instead of relying only on the sales team’s promises.
Please think twice or thrice before submitting EOI with Godrej. Godrej uses these pre-launch EOIs to gauge market demand and systematically hike prices right before the official allotment.
If anyone looking for long-term investment, you can choose this project because the major infrastructure development like SWIFT City, the new stadium and the metro extension near Sompura are planned and they will take long-term developments, not for short term. Right now the surrounding area lacks proper access and infrastructure.
If you’re an end-user looking to move in quickly or looking for immediate capital appreciation please skip this project.
Traffic is an absolute nightmare here, think a million times before buying any property here..Poor local road infrastructure is completely broken and it can’t handle the massive number of vehicles, the immediate approach roads are narrow, congested and full of bottle necks. Commuting during peak hours is a bid struggle and highly stressful test of your patience.
I visited this project but was not happy with their sales team. At first, they talk like it’s a sweet spot, but when we enquired about the 2031 possession timeline, they turned completely rude and defensive. They try to rush you into submitting an EOI with sweet talk, but give zero transparent answers on why the project takes 5+ years to build. Avoid their toxic sales pressure.
If buyers want to save your peace of mind and hard-earned money,I’d suggest everyone to stay away from Godrej properties.Booking a flat here leads to consistent fighting, terrible customer support, and an unacceptably long wait for possession. Pushing timelines out to 2031 is turning into a repeat of the Noida real estate disaster where buyers were left stranded for years. Don’t buy into a lifetime of mental agony
Ngl this is my biggest gripe with Tier-1 builders tbh. The moment a big name like Godrej/Prestige/Sobha announces a project in some random village, prices literally double overnight. Fr overnight.
But step outside the main gate and it’s a different world. Potholed roads, zero drainage, no streetlights, tankers doing the rounds because there’s no proper water line yet. Inside the compound you get the clubhouse, the infinity pool, the fancy lobby the whole premium package. Outside? Still a village road that turns into a swamp the first monsoon.
Buyers are basically paying premium pricing for the builder’s brand name and amenities, not for the actual location or infra. And infra development takes years to catch up (if it even does) while you’re already paying EMI + maintenance on a “premium” address.
Not saying don’t buy into these projects, just… go in with eyes open. Check what’s actually being developed by the municipal corporation/authority vs what’s just brochure promises about “upcoming metro connectivity” and “planned highway.” Two very different things.
Tbh avoid these high-premium launches if you can. You’re paying inflated price upfront, then your money’s stuck for years with construction dragging till late 2031. That’s 5-6+ years of zero returns while still paying EMI. Rather go for RTM or near-possession flats at a fair price than lock up cash that long.
Check out Sattva Senorita in the same belt, is a RTM project. Situated right on the main Sarjapur corridor directly opposite the Wipro Corporate Office, completely skipping peripheral bottlenecks. It offers robust, completed community amenities and massive daily commute savings if you work in the immediate IT cluster.
I’ve also heard that there is lack of municipal water supply in Kada Agrahara belt. My friend lives in this area, he used to complain about water shortage issues especially during summer. Mostly premium gated communities highly rely on private water tankers.
Guys, never trust Godrej will deliver their project on expected timeline. This possession 2031 timeline easliy stretch more than a year or high possiblity for 3-4 years. Already 2031 itself long wait if they stretch more that that, it surely affect potential buyers. So before booking check out godrej projects and their record you’ll understand why I’m saying this.
I really don’t understand why Godrej is losing trust and reputation among buyers, but recently I’ve heard nothing but negative things about their projects. Tier-1 builders should not lose their value in the real estate market—they are supposed to keep giving their best. First and foremost, their construction quality should be top-notch and absolutely flawless.
Instead, they are charging premium brand rates while delivering outsourced, rushed construction with poor cosmetic finishes, tiling gaps, and early water seepage issues. If you charge a premium tier-1 price, you must deliver tier-1 structural quality. Glossy brochures cannot hide a messy ground reality. Buyers deserve real quality, not just a corporate logo.
Guys just wanna share my experinece with Godrej sales team, During my personal visit, the channel partners tried everything to pressure me they using “limited inventory” and “immediate price hike” warnings to force a token cheque out of me. It is a calculated tactic designed to panic you before you can do a proper local site infrastructure visit. Once I checked the actual site, I saw narrow approach roads, terrible traffic bottlenecks, and a severe local water crisis. Don’t let their aggressive sales pressure blind you to the broken ground reality.
