Hi everyone, looking for the latest Sheth Avalon rate and possession status in Thane. Has anyone booked or visited recently? Curious about current rates and real buyer feedback before deciding.

Visited Sheth Avalon (Thane) last month. Show flat looks good - modern layout and nice parking arrangement. Brochure rate was around ?1.35cr for 1BHK and ?2.2cr+ for 2BHK (super built-up). Actual negotiation can bring it down slightly.

Just a caution - dealer told me the listed price doesn’t include PLC/parking/club membership fees. So final cheque may go up by 3-4%, especially for corner flats. Always ask for all add-ons in writing.

We booked a 2BHK in Sheth Avalon in Dec 2024. Final out-of-pocket came to ~?2.15cr after negotiated discount and free car park. Delivery timeline we got is Dec 2026. Builder offered 1-2% payment plan concession.

The 2BHK layout is thoughtful - separate utility space, decent cross-ventilation. But if you’re choosing a corner unit, check sunlight in afternoon. Some inner wings don’t get strong west sun.

Sales rep said Sheth Avalon is on schedule and last RERA update shows mid-2026 delivery for most towers. But always verify latest status from builder directly - delays do happen.

Note the rate usually quoted on super built-up basis. Actual carpet is 8-10% less. If you’re comparing deals, convert to carpet rate first. That gives realistic price per usable sq.ft.

My cousin visited plot and commented that finishing quality seems decent compared to other Thane launches at similar pricing. Lobby is well designed, landscape looks mature. Not premium, but solid for the ticket size.

We’re a family of 4 and checked Sheth Avalon - community seems kids-friendly, good playground + seating areas. But check school commute if you have young kids; nearest names are 8-10 mins drive.

If buying for future resale, understand that branded projects often hold premium perception. Sheth has good reputation in Thane, but few new launches nearby may compete in next few years.

Important: ask about car park type (covered vs open). Some early booking freebies include open parking only. Covered parking may cost extra.

If you’re funding with loan, check pre-approved interest slabs directly with bank tied up with builder. Sometimes banks give slightly better slabs than external banks.

Flyers say “club life + easy access”. Real test is 8:30 am exit from society - traffic back to highway takes patience ??

Some owners already in other Sheth projects say overall residents group is active and societies are well run. Worth asking about society admin + maintenance schedule.

Always do independent title & RERA verification. Some addenda clauses can surprise on payment plan dates or default fees. Better safe than sorry.

Builders sometimes throw free PLC or brokerage waiver on final day of quarter. If you’re patient with timing, small concessions help.

Gym, pool, kids play area are decent. Not ultra-premium but well kept. Confirm maintenance estimate before finalizing.

Visited the actual construction site (not just show flat). Structure looks around mid-stage for some towers. Podium work visible. If possible, ask sales team for tower-wise progress photos instead of generic brochure shots.

If you’re booking in Sheth Avalon, check tower placement carefully. Inner-facing units quieter but less open view. Road-facing units brighter but slightly more noise exposure. Depends on what you prioritize.

I paid close attention to flooring and bathroom fittings in the sample unit. Tiles quality decent, not ultra-luxury but not entry-level either. Ask if final delivered specs will match sample exactly.
