And for this cramped matchbox sized flat and zero infrastructure location the builder is simply quoting insane price…totally ridiculous….You’re paying a premium for tiny carpet area and a location that still has so much development pending. At these prices, I’d expect much better space and much better surroundings. Totally not worth the hype, in my opinion.
Guys, don’t underestimate the locality…Infrastructure may be lacking today, but I think we also need to look at where Sector 22D is heading. With the upcoming airport, Film City and other major developments around the Yamuna Expressway, the area could change completely in the next few years.
Yes, it looks underdeveloped right now, but every new locality goes through this phase. If the planned infrastructure actually comes up as expected, this could become a strong residential and investment location in the long run. I feel it’s more about having patience and looking at the future potential rather than judging the area only by its current condition.
Bro, I’ve been living in this area for the last 15 years, and honestly, I’ve been hearing about the airport, Film City and all these “future developments” for years. At this point, it feels more like a marketing pitch to sell expensive flats than anything else.
Future plans are fine, but buyers have to deal with the reality on the ground today. Until the roads, infrastructure and basic facilities actually improve, I personally wouldn’t pay such a huge premium based on promises of what the area might become.
Overpriced project, and Gaur knows very well how to make customer fool and sell their projects in a week…
Check out Ace Terra. It is also an under-construction project, but the possession timeline is December 2028. I hope they stick to the timeline because it’s only about two years, so you don’t have to wait for many years. The price is quite high, but I feel it is acceptable considering the luxury amenities they are offering.
Gaur is definitely not a Tier-3 builder. They are one of the established names in Noida, with a decent track record of delivering projects. Their construction quality has generally been considered good, and they have delivered several large residential projects in the region. Of course, individual projects can vary, but comparing Gaur with small local builders would not be fair.
Guys, please don’t trust the brand name. Actually y’all need to speak with buyers from older Gaur projects like Gaur City and Gaur Sauyam.
Yes, they deliver the main structure, but the post-possession maintenance is a completely different story. Once they handover the keys, the upkeep of the common areas, security management, and club operational standards often drop drastically compared to what they promise in the initial glossy brochures. Even basic things like basement seepage issues and lift maintenance become a constant struggle for the residents’ welfare associations. Before paying a premium brand fee for Gaur Alaris, do yourself a favor and visit a couple of their already delivered townships to see the reality of how they manage things after taking your money.
Worst builder. Never buy a property from this builder. Once they receive the payment, the attitude changes completely and customers are treated very differently. Totally money-minded and the customer service is also poor.
They created a lot of hype around the project and charged a premium because of all the buzz, but honestly, the project is nowhere near worth the price they are asking. Too much marketing, too little value.
From my experience, if you’re a new buyer, it’s wiser to look for a ready-to-move or near-possession property. A long possession timeline simply means your money stays blocked for years with no real benefit.
The biggest advantage in such cases is usually with the builder, while buyers are left waiting and constantly checking the possession date. Unless there is a very strong reason to buy under construction, it makes more sense to choose something that is closer to completion.
Every builder has their own pros and cons, and Gaur is no different. No builder can be perfect in every aspect. Gaur has its strengths as well as areas where it can improve. Ultimately, it’s better to look at the specific project, construction quality, track record, pricing and customer service rather than judging the entire builder based on one or two experiences.
Visited the site recently and the location is just too difficult to access right now. The approach roads are in terrible condition and it’s clear that it will take many years for this entire belt to become genuinely livable. Buying here means risking your money in a completely isolated zone while waiting indefinitely for basic civic infrastructure to catch up.
Look at the total cost sheet properly before getting excited by the ₹1.3 Cr price. Once they start adding all the extra charges, that ₹1.3 Cr flat can easily become ₹1.6 Cr.
Car parking, club charges, electricity infrastructure, PLC for floor or view, GST, stamp duty everything keeps getting added. The brochure price may look attractive, but the final amount can be a completely different story. Better to check the all-inclusive cost before deciding
Yes, it’s definitely expensive right now, but the location could pay off in the long run. With Film City and Jewar Airport coming up nearby, the whole area is expected to develop a lot. If you’re okay with holding the property for a few years, the current premium may make more sense later.
Try Oasis Grandstand a ready to move project offering 2,3 bhk in a most affordable range with spacious sq.ft…I hope this project is perfect for anyone looking for spacious flat in a reasonable range.
If you look at this area, there has been very little development in the last 7–8 years. So if you’re assuming that everything will suddenly develop in the next 5 years, you might be in for a disappointment. Don’t buy only based on future promises and hype, look at what has actually happened on the ground so far
Don’t fall for the hype! Avoid this project. The ground reality does not match the sales pitches at all. Not recommended.
