Hey guys,
Every broker on my feed seems to be pushing gaur alaris yamuna expressway right now with the usual Jewar Airport and Film City talking points. But looking at the numbers, I feel like this launch is getting way too overhyped.
If you check out the gaur alaris sector 22d price list, the pre-launch BSP is around ₹8,500/sq. ft., making a standard 3BHK start near ₹1.32 Cr+. Once you add PLC, GST, parking, and registry, you’re looking at ₹1.45-1.6 Cr all-in.
Honestly, is gaur alaris overpriced compared to nearby projects? To me, yes. You’re basically paying full future-infrastructure pricing upfront, leaving almost zero room for short-term growth.
So, is gaur alaris sector 22d worth buying, or are people just falling for the marketing pre-launch buzz? Would love to hear your thoughts if anyone’s checked out the detailed cost sheet.

Actually, this area has severe lack of public transportation. No public buses, no local transit and the metro is still years away. Daily commuting is highly dependent on personal vehicle. If you don’t have any personal vehicle then its going to be a headache.
Paying premium prices for homes but having zero access to public buses or metro links is highly frustrating. YEIDA needs to prioritize public transit routes for this sector urgently

Just overpriced for this location. The builder is quoting Rs8,500 per sq.ft per-launch is absolutely insane for Yamuna Expressway right now.

Have you guys actually looked closely at the floor plans and the loading calculations? The super area loading on these units seems incredibly high. When you look at the 1,550 sq. ft. variant, the actual carpet area feels way too cramped for a 3BHK. Once you subtract the massive balconies, thick Mivan walls, and common area loading, the bedroom sizes and living lounge dimensions turn out to be highly disappointing for a premium project. It’s frustrating because you’re paying a massive per-square-foot rate on the super area, but the usable space inside the apartment feels like a budget compact housing layout.
For a price tag crossing ₹1.3 Crore+, you expect spacious layouts and grand rooms, not these cramped matchbox configurations where placing a king-size bed barely leaves walking space. Definitely a big letdown given all the ultra-luxury marketing hype!

Don’t get blinded by the fancy brochures and the shiny 3D renders, guys. If you look at the gaur alaris sector 22d ground reality, the infrastructure just isn’t there yet to justify these crazy prices.Right now, the whole area feels like a huge stretch of dusty, under-construction plots with hardly any proper infrastructure or even basic shops and conveniences nearby.Definitely visit the site yourself before falling for the pre-launch hype.

IMO, Guar alaris sector 22D is not at all worth for this premium price.I really don’t understand why builders are simply quoting price as their wish. There is no single resaon for this sky-rocketing price for this project. When the location doesn’t have proper commercial establishments and entertainment facilities out here really limits any recreational opportunities for families.
On top of that, the actual infrastructure development is significantly slower compared to other sectors, which is bound to lead to long-term inconveniences and possession delays. When you add potential neighborhood issues like occasional power outages and water scarcity, paying an ultra-luxury premium for this location right now makes zero sense

The possession timeline of 2031 is a big red flag for me. I honestly don’t want to block my hard-earned money for 5–7 years in a single project without any real benefit in the meantime. And what if the builder delays it further? Then I’ll be stuck with the financial burden of paying EMI + rent together. For me, that’s just too much risk and pressure for a property that is still years away from possession.

Instead of putting your hard-earned money into Gaur Alaris, I feel it makes more sense to look at some of the local builders in Sector 22D, Yamuna Expressway. They are offering better value at comparatively lower prices, with decent layouts and shorter possession timelines.
Gaur Alaris seems to come with a heavy brand premium, and with possession still years away, I personally don’t feel the extra cost is justified. I would rather go for a local project that gives better value for money instead of paying mainly for the brand name.

I understand the price is quite high for the location but buyers have to look at the bigger picture here. You are paying for a premium, low-density gated community designed by Hafeez Contractor, which is a massive upgrade compared to standard projects in this belt.

With only four apartments per floor and a massive four-level luxury clubhouse, this is a true high-end development meant for long-term growth. Plus, Gaurs has an excellent track record of solid construction quality and delivering premium amenities.

Exactly, this project is not for short-term investment. If you have a 5-to-10-year investment horizon, locking in a property close to the upcoming Film City and Jewar Airport makes perfect sense for solid long-term appreciation.

It is pure marketing hype…Gaur Alaris is overpriced compared to nearby projects in sector 22.f you look at older, established inventory and even other upcoming launches in Sector 22D, the price gap is massive. Competitors in the exact same sector are offering much more reasonable entry rates, whereas Gaurs is charging premium, top-tier pricing upfront for a location that is still completely under development. You are basically paying an inflated brand premium and buying into the future Jewar Airport narrative at peak value today. Entering at this exorbitant price point leaves absolutely zero margin for price appreciation or profit for actual retail buyers over the next few years.

Bilkul sahi bola bro! Marketing hype aur glamorous brochures dekh kar log blindly invest kar rahe hain, par per sq. ft. ka real math koi nahi dekh raha. Gaurs pre-launch ke naam par abhi se ₹8,499 per sq. ft. charge kar raha hai, jabki pooray Sector 22D ka market price hi ₹9,000 to ₹10,000 ke aas-pass chal raha hai. Sabse bada risk toh timeline hai, paisa aaj block karo aur possession milega June 2031 mein! Itne lambe wait ke baad buyer ke liye koi profit margin bachega hi nahi. Totally overpriced project hai…

Pure marketing FOMO. I’d personally be very cautious about the pre-launch hype. Don’t make a decision just because everyone is talking about it. The numbers don’t really add up for a sector that still has very limited infrastructure and basic facilities. Before putting your money in, I would wait, check the actual ground situation, compare nearby projects, and make sure the premium you’re paying is really justified.

Recently visited the project site and honestly, I really liked the floor plan and the overall layout. The design feels quite premium and better planned compared to some of the other options I checked.
But my biggest concern is still the location and how the traffic situation will look a few years from now. With so many high-rise projects coming up in the area, I’m worried the roads may get heavily congested once most of these projects are occupied. Daily commuting could become a real headache if the road infrastructure doesn’t improve at the same pace.
So I’m honestly a bit confused really liked the project from inside, but the connectivity and future traffic situation are making me think twice.

I feel this place is more suitable for big shots and people with a high budget. For middle-class families, the overall cost of living can become quite difficult. Food is expensive, private hospitals are quite costly and for even basic consultation or treatment they are charging quite high.Traffic jams are too frequent, with too many vehicles and roads that don’t seem sufficient to handle the rush.
Overall, it may work well for people with deep pockets, but for an average middle-class family, I would think carefully about the long-term expenses and daily convenience.

I’ve seen there are some road works are happening, but honestly, I’m still a bit worried about whether the infrastructure will actually keep up with the number of high-rise projects coming up in Sector 22D. Road work is one thing, but once all these towers are occupied, the number of vehicles will increase massively.
If the main roads and access routes aren’t ready before possession, daily travel could become a real headache. Good to see development happening, but the authorities really need to speed things up. Otherwise, we may end up with big residential projects but poor connectivity outside.

Exactly bro…local authorities really need to wakeup now…They are blindly approving ultra-luxury projects like Gaur Alaris but haven’t provided a single proper public bus route to support the area. What is the point of paying premium, crores-plus pricing for an elite gated community if the basic civic infrastructure outside forces you to be 100% dependent on personal cars or expensive cabs? The authority needs to stop focusing only on real estate clearances and start prioritizing basic public transit immediately before handing over possession to thousands of families.

Guys, please don’t go for pre-launch projects. If you’ve enough money it is best to invest in RTM projects .These pre-launches and Expression of Interest (EOI) schemes are nothing but a clever trap. The builders collect crores from hundreds of buyers under the guise of an “exclusive pre-launch discount,” effectively funding their project interest-free using your hard-earned money.

Absolutely bro…The biggest trick with these EOI schemes is how they delay the actual construction start date. Builders collect token money months before getting their final RERA approvals and government clearances. While your cash sits in their bank account interest-free, the official construction clock hasn’t even started ticking.

Then construction may take longer to actually start, and a 5-year wait can easily become 7–8 years. For me, it makes more sense to wait for the proper approvals and clear construction timeline instead of blocking money based only on pre-launch hype.

A 3 BHK starting at just 834 sq.ft. carpet area is honestly ridiculous. Three bedrooms, bathrooms, living room, kitchen, and whatever little space is left, all packed into 834 sq.ft.? That’s not a spacious 3 BHK, that’s basically a 2 BHK trying to cosplay as a 3 BHK. Imagine four people living there and trying to move around without bumping into each other.
