Age 45: Staying Family of 3 (Husband and Kid – just 1 year old), I have seen a few flats near by, And like an old flat around 40 year old building 1st Floor, near Starbucks Shivaji Park it looks spacious and the structure still looks strong with recent maintenance done, it’s a 3 floor building the on paper carpet is 400 but useable is around 470, My parents also stay near by. But last week I saw a 380 Carpet almost new bldg. with OC, No amenities 5th Floor near kabootar khana and like that also Now I am confused, The old bldg. has scope of redevelopment in the future but there is a hassle of shifting and we do not know the time, The new building has plenty of light and the room feels vibrant and give a fresh feel

For a 1 BHK in Shivaji Park, is generally the better long-term investment, I suggest you to look for new building like Promesa West End is a newly constructed 22 floors building with 1 BHK and 2 BHK. They are providing 450 sq.ft carpet for 1BHK budget around 2.16 Cr and 504-684 sq.ft carpet for 2 BHK.with well-maintained infrastructure and offers modern facilities. I’m currently residing in this apartment, I really satisfy in investing in this area. It will take only 5 minutes from Metro Line and 10 minutes from the sea link. This makes my travel easy. I’m sure Shivaji Park is the best place for better investment as well as comfortable for living with families. If you prefer freshness, natural light, and hassle-free living right now, the new flat is the better choice compared to older buildings that may face redevelopment uncertainty.

Since you have a young child and your parents live nearby, the old flat offers more space and family convenience, plus possible redevelopment value in the future. But it might be hassle of shifting. I would like to suggest you Indrani Complex, it a 10 year old 7 storey building over 480 sq.ft carpet in 1.98 Cr budget with proper amenities and gated society. It may be a 40-year-old building, but the flat is spacious, well-maintained, and very convenient for your family. The cost also fits within your budget, which makes this a sensible choice. Redevelopment could bring future benefits, but even as it stands today, the flat offers both space and convenience for your family. This residential property is located very close to the market and railway station, which make your life easier. Within 2 km you can reach Siddhi Vinayak Temple and BAPS Swaminarayan temple. This flat is located in a well-connected area with easy access to education and healthcare. Prestigious schools such as Shardashram Vidyamandir and IES Modern English School, ensuring quality education options close to home. For healthcare needs, St. Anthony CHS BMC Hospital and Thakur Hospital are within reach, providing reliable medical facilities. For leisure and fun time you can go to Chatrapati Shivaji Park and nearby Chowpatty beach. Overall, it is a best long term investment as well as ideal choice for comfortable and convenient family living.

In my point view, I will recommend you to go for old building because compared to new buiidings, old buildings are usually cheaper in prime areas like Dadar. This will help you to enter into the premium neighborhood at a relatively lower price, which is especially beneficial for first-time buyers or investors looking for long-term value. If you see, mostly old buildings are located very close to railway station, schools and hospitals. In areas like Dadar, landmark is more valuable than the structure. Even if the building is old, the land price will keep increasing and it is best for long-term investment. In old building, the carpet is quite larger and more comfortable for living with family and it does not cost more maitainence charge. During redevelopment, you will get a brand new luxurious flat with extra-large carpet in the same premium location. During construction, you’ll receive rental compensation and the property value also increase significantly after redevelopment.

In my opinion, if your priority is a smooth and stress-free lifestyle, I would suggest going for the newer building near Shivaji Park. Hence, in Shivaji Park you’ll find many new buildings with all modern facilities. At this stage, with a young child, daily comfort and stability become very important. A newer building gives you a fresh, well-maintained home where you don’t have to worry about repairs, leakage issues, or future redevelopment uncertainty. You can simply move in and settle down peacefully. Projects like Suraj Park View, Siddhi Vinayak Habitat, Promesa West End offer good carpet with world-class amenities, which falls under your budget and you can have good transport facilities, metro connectivity, markets and schools are at walkable distance.
