Based on my personal expereince which most of the people staying or having the flat would agree to, so please be carefull I do not think investing in Marathon nexzone is profitable bet. There are lots of issues which nobody will tell you. I already purchase Flat at Altis-2. Marathon nexzone panvel. My flat cost is around 86 lacs including everything.
Let me tell you the truth and it has many disadvantages investing in marathon nexzone:
1.Biggest problem is they never give your flat on time. e.g. I booked my flat in feb 2018 and my registration done on apr 2018. They took around 52 lac amounts till august 2018 in first demand and told that the flat will be available till Diwali festival 2019 but as per rera the date was Dec 2020.
2.They again raised 2nd demand on mar 2019 of amount Rs 4 lac. 70% flat was constructed.
3.3rd demand on apr 2020 of amount almost 6 lacs as per architecture certificate around 80% job has been completed but still builder has not allowed to see the construction of flat. If someone ask any proof, they show architecture certificate only. Till now they are not able to construct this flat.
4.Now they are giving possession to others towers which started late as compared to Altis-2.
5.Most imported thing is its parking they are giving stack parking for two cars and the space is very less to park 2 cars.
6.Now they have taken the extension of rera date till Jun 2020. They took around 60 lacs out of 86 lac which shows very poor performance from their side.
So, before investing please discuss with people living there in Marathon nexzone panvel.

Whoever is planning to purchase a flat at Marathon Nexzone, please don’t forget to ask the below questions.

  1. When will they form society ? What is the current status of society formation on the existing societies ? As per RERA regulation, they are supposed to form society as soon as 51% flats are booked (please note, not even completion).
  2. They have namesake facility team which never bothers or is aware of what exactly is happening in and around the building.
  3. Power problem. Sometimes, nearby village is having better power than the building. Without inverter, one can not survive.
  4. Ask them to take a walkthrough of the car parking.
  5. Open pipes and drainage issues in parking.
  6. Water logging during rains.
  7. Facility team unresponsive.
  8. Extra maintenance GST.
  9. Clubhouse delay.
  10. Amenities tied to Antilia-2 completion.
  11. Covid excuses only for society formation.
    Quality of building is good, surrounding is good, but management and responsiveness is pathetic.

I recently moved to Marathon Nexzon. One of the poorest maintenance. No parking available for the allotte as one parking alloted to Two persons. Untreated used water in washroom. Poor finishing in homes.


Don’t rely on the commitment from the sales teams. While booking the sales executive had confirmed to give possession by April 2025. After the dates are lapsed they are quoting RERA dates.

I recently got possession of my flat in Altis 2, Marathon Nexzone, and straight off the bat one of the glass windows was already broken. I raised a complaint immediately, and guess what—3 months ka wait, and still no replacement. Typical Mumbai builder scene: “Sir ho jayega, follow up karte raho.”
Since I was already staying on rent in another Marathon building, I had no option but to take possession to save rental costs. Otherwise, rent ka paisa alag se jal raha tha.

:automobile: Stack Parking Scam
Now coming to the biggest joke—stack parking. Absolute waste of money. Only two hatchbacks can fit one above the other. SUVs? Bhool jao.
Reason being:
• Ceiling beams at random places
• Electrical cables and drainage pipes running across the parking ceiling
• Overall height completely unsuitable for anything taller than a hatchback
Despite knowing all this, Marathon has charged ₹5 lakh + taxes per flat for stack parking. Aur funny part—they’re still charging new buyers

Poor finishing in homes and problem with Doors , Electric installation and washroom installation done poorly in a hurry. No doors closing properly.No AC vent in one of the washroom etc and the list goes on. Even after complaining thrice a week not single problem solved. Parking full of drainage water. No cleanliness in parking. So please anyone planning to buy or rent in Marathon please take due precautions.


The current state of this facility is highly unhygienic. The Marathon management has failed to provide any timeline for resolving the long-pending STP issue, which has remained unresolved for years.

Residents have already begun facing serious health challenges due to the neglected and unhygienic STP. Despite taking possession only a month ago, we discovered that Marathon has been deliberately delaying STP maintenance even after receiving an NPCB notification.

We have been continuously following up, but there i no support from management, and their indifference clearly shows they do not prioritize residents’ well-being.

Moved here 4 months back and looks like this is one of the most unhygienic place to live in. Just read the reviews on foul flush tank smell and reply from the Marathon stating that it has been resolved. NO, IT STILL REMAINS THE SAME. Beware before buying of shifting in the society because this is a serious problem here other than the electricity issue. What the residents need is solution, what we receive is just sugarcoated replies!!

I am Adv.Milind Palande. I am staying in this place since 15 August 2018. The builder has not provided car parking place as per their norms not permanent or temporary as per indemnity bond signed by us at the time of possession
Builder has appointed facility team for maintenance of the said property. Reports of 3 month expenses are Rs.21 Lacs in their disbursements statement given by the said facility office with
No amenities provided till 2025 as per statements given by sales office person Mr.Gaurav amenities which marathon has stated in agreement and advertising
Most residence of the said buding say that they feel they are tenant and not flat purchaser because the Marathon and facility management have adopted Hitler’s philosophy.
Flat and amenities are of very poor quality.
Marathon has decided wallet parking, it’s very dangerous.
Pipelines of the water supply and drainage line also leakage due to poor quality of materials and still date the facility manager Mr.prashant salunke and Mr.Manish salvi also not reported to the Marathon and or its office bearers

There are many problems few are as follows:

  1. Contaminated water supply to flush , no proper siwage treatment

  2. Water supply is at commercial rate , that lead to high society maintenance :disappointed_face:

  3. Electricity is not stable as there is no Sub station .

  4. Not sufficient play area for kids


One star for construction quality, better than others. That’s it, this builder is not different than other greedy builders.

I had booked flat during launching of this project around Oct 2010, got registered in 2013, I was promised possession in Dec 2015 and finally got it in Sep 2018 after 2 extensions of 6 months.
I started living here and problems started popping up.

First, connectivity issue, you need your own vehicle, even after that you have to be skilled driver to navigate through traffic of heavy vehicles. This situation will change but not sure if within next one year.

Second, car parking, it is a big issue. Even after paying 3 lakhs (now it is more than that, I heard) for car parking, you get multi-layered stacked parking (photo attached). So when it is fully functional, the society have to keep one person for parking vehicles (so additional cost to your maintenance bill), owner have to leave behind keys with him. Assume that it is going to waste your 10 to 15 minutes every day, plus the space is so congested that SUV can not be parked easily, need skilled driver, otherwise be ready to get your car scratched. Also, to earn more, builder has constructed parking lot even in some corner places (see photo with single parking lot).

Third, builder is going to stay here for at least 4-5 years, project is not complete yet and there won’t be co-operative societies formed until then, my guess. However, you have to pay maintenance to builder even though many facilities are not ready yet. You will be paying GST extra as society is not yet formed. This strategy seems being used by many builders.

Forth, during current monsoon there were instances of water-logging in entrance drive way. It had to be removed using water pumps. One parking basement is below this level, so you can imagine what may happen in monsoon if there is heavy rain.

Fifth, the so called facility team working here is not very much co-operative, you have to escalate issue if any, then only you will get response, still after that you may need to follow up. There was major electrical issue in my flat, it was resolved at that time and we requested inspection of complete wiring to avoid such occurrences in future, we are yet to get inspected.

Sixth, though quality of construction is better than others, we had water seepage in our master bedroom near floor. The issue is not yet resolved however seepage is reduced.

The project comes under rural area and has its many other issues like power cut, good quality broadband service, sometimes we face issues in mobile network coverage too. The situation may change in future, however the price we paid for this flat is way more than what we had expected here. Now it seems we made mistake.

PROS:
1.Good sales team to lure you
2. Good sales office to fool you

CONS:

  1. Car parking fooled big time to customers, builders greed for increasing floors has choked up parking to stack parking.(Plz do check before booking your flat) Daily mess of parking your car.
  2. No amenities for which u pay very steep maintenance. Don’t get fooled by few plants on the front. Back side podium zero facilities ready since last 1 decade and may take another 2 years to complete, but the builder expects maintenance from day 1 of possession for providing a watchman and collecting garbage which u can get anywhere at much lower maintenance.
  3. Mobile network always very weak.
  4. And yes, Don’t forget to ask UPS INVERTER as Diwali gift from Marathon because of average daily power cuts of 2 - 3 hours since the day we r staying. And builder will collect money from u even for building receiving substation, but they will not follow up and u will get real treat of staying in some remote resort..
  5. Faulty STP design leading to contaminated and foul smell of flush water, leading to multiple urinary tract infections of residents.

Please do an enquiry before buying an apartment in Marathon. Visit any neighbour flat to see the problems facing by people living here.
Worst or Poor STP water system. Many people are facing toilet flush problems It flows continuously.
We complained to the facility office 3 months back and are still facing the same problem.facility member keep saying we are discussing your issue from last 3 months
We are getting sick feeling nausea headache fever because of STP water chemical smell as it continues flows 24 hrs . A facility plumber comes and does servicing which is not changing any condition.
They are saying we are improving the STP water system from the last 3 years but people are suffering.
Every day tanker water comes. There is a shortage of mgpl water supply. Think before investing huge amounts into such projects. Check if their STP water plant is successful as this affects health.


Major issues post possession. Builder delaying the society formation and charging heavy maintenance fee which is nearly double than other societies. We had purchased the flat in 2013, got possession in 2019 and even now the clubhouse is not ready. They are saying 2025. The work is going in at a snails pace. They are constructing the swimming pool for more than a year and is no where near completion. Developer does not revert to any mails. Guys beware before booking. In the same time other projects have sprung up and are even nearing completion.

Very poorly managed project, I had invested in this property more than 8 years back, yet to get a possession. Now they do not even bother to respond to my calls or emails, whereas they are only super prompt in collecting payments from customers, have already coughed up more than 90% of my property cost for nothing in return. Please DO NOT GET SWAYED BY THEIR MARKETING GIMMICKS

PLEASE DO NOT PAY 2 MONTHS OF MAINTENANCE TO THE BUILDER. As the same does not get passed on to the society and the society makes you pay the maintenance from day 1. BE AWARE. Also lot of other service & deliverable lapses by the builder.

Edit after Builder Reply: The builder had promised many things and has not delivered for long. The clubhouse is still pending even after the first lot of residents started staying nearly 5-6 years back. The STP is a perpetual problem. The list goes on. All owners of each building were forced to ask to pay the maintenance to the society rather than the builder for lack of fund transfer from the builder (So don’t cite individual issues for god sake). The new buyers are lost in this. Let’s take a poll amongst all the owners across societies in this project to find out the truth. Rather than defending get these issues corrected. 2-3 New owners in Acrux are asking why should they pay to the society when they have paid 2 yrs maintenance to the builder. I hope, not all residents start posting their issues here soon.

My 2BHK Marathon Nexzone flat has ongoing problems: contaminated water, poor civil quality, and society not properly formed. Builder keeps delaying fixes and is non-responsive. After repeated complaints, I am left with no choice but to initiate legal proceedings. Very frustrating for a Panvel property supposedly near the airport.
