Hi all,
Lot of people asking me about Prestige Jindal City Bagalakunte, so quick honest thoughts here.
Location is Tumkur Road, metro station right there which is nice, but traffic on that stretch during peak hours is real. Go and check it yourself at 9am/6pm before deciding, don’t just trust what sales team tells you.
On Prestige Jindal City price per sqft, it’s gone up a lot since launch. If buying now, compare with other projects nearby before finalizing, don’t just pay extra because of the brand name.
Things to check before buying Prestige Jindal City: which phase (1 or 2, possession differs), actual maintenance cost, and floor rise premium and is it really worth it or just upsell.
For Prestige Jindal City resale value after possession, project is huge so supply is high too, resale won’t shoot up overnight. Better as long-term hold, not quick flip.
Not saying skip it, just do your homework and visit at different times before signing. Anyone living there, please share your experience below
Worst society for tenants…. Complete discrimination….
Avoid renting an apartment here. I stayed here as a tenant, and the experience was highly disappointing. The management and maintenance teams are highly biased against tenants and treat them with a complete lack of respect. Service requests are ignored, and you are made to feel inferior. Save your money and peace of mind and please do not rent here..
The price of these flats are heavily inflated… I’m currently living in this area only but I still don’t understand why Prestige Jindal City price per sqft is quoting at such skyrocketing rates for this location. Buying a 2 BHK here costs around ₹1.5 Crore for approx 1,000 sq. ft., which sits at an average of ₹15,000/sq. ft. In contrast, the average local market rate for quality standalone apartments in this exact neighborhood ranges between ₹6,500 and ₹8,000/sq. ft. You are literally paying a 87.5% to 130% price premium just for the Prestige name tag on a congested highway…
Nowadays, the Bangalore real estate market has gone completely crazy. Yes, for a compact 1 BHK, Prestige is simply quoting 92 Lakhs and that too for just 422 sq. ft. This is starting to look like Mumbai prices! The way things are going, it feels like middle-class people won’t even be able to buy a house in Bangalore anymore…
Who even pays this much for an apartment in some outskirt area?? If this same project was in Whitefield, fine, that price makes sense. But this is an under developing area lol, why should I pay premium price just because it says “Prestige” on it??
Bought a 2 BHK in Prestige Jindal City expecting premium living, but the maintenance team has made it a frustrating experience. The monthly maintenance charges are incredibly high, yet the upkeep of common amenities is pathetic. For instance, the children’s swimming pool is routinely dirty and poorly maintained, making it unusable for kids. The management takes forever to respond to basic resident complaints. The service definitely does not justify the heavy price tag we pay every month.
I’ve seen lot of negative comments for this project…. But, if you ask me it has good resale value. The price keeps rising constantly! The Prestige Jindal City resale value after possession dominates the local market because you simply cannot beat having a metro station right at your doorstep. It is a highly profitable asset.
My personal advice on Prestige Jindal City traffic Tumkur Road peak hours: Only the metro will protect you. If your daily commute is by car or cab, anyway you have to face the heavy traffic and congestion during peak hours of both morning and evening. The main highway gets completely choked with commercial trucks and office traffic. Unless you are using the metro train right outside the gate, your daily road commute is going to be highly frustrating.
Bro, Manjunatha Nagar, Bagalagunte has frequent power cut issue…especially during heavy monsoon period…the locality is good but the power instability during the rainy season is a major headache.. kindly check that before finalizing…
Guys, before you get excited about the brand name, things to check before buying Prestige Jindal City
Phase 1 or Phase 2? possession status and construction quality feedback is different for each, ask specifically which one you’re being shown
Ask the actual maintenance charges, get the real current figure from residents, not the “estimated” number sales team quotes
Floor rise premium ,see if it’s genuinely worth it for the view or just an upsell
Visit at 9am and 6pm both, Tumkur Road traffic changes the whole picture
Talk to 2-3 actual residents (owners AND tenants) directly, not just the sample flat guy
Compare price per sqft with other projects on Tumkur Road/Nelamangala before deciding brand name alone is worth the premium
Do this homework first, don’t get rushed by “only few units left” pressure.
My brother picked up a 905 sqft place in Jindal City for 1.45 Cr. Honestly, for this location, that’s already a fair deal. With metro connectivity right there and Tumkur Road access, pricing could easily have been higher. Compare this to similar sized units in other Prestige projects closer to the city and you’ll see this is decent value for what you’re getting.
1.45 Cr for 905 sqft is around 16k/sqft though, that’s quite steep for this location tbh. Metro helps but at that rate you’re already paying central-Bangalore pricing for an area still developing. Would double check if that price is standard for the project or if your brother paid a bit on the higher side.
Buyers, make sure to check the property title clearly..It should be A Khata, not B Khata. Since B khata properties aren’t fully legaly. It is important for buyers to check resale potential before buying becoz there are quite a few flats sitting unsold across Bangalore right now.
Believe it or not…Prestige Jindal City Bagalakunte has intense resale competition..With over 3500 units in the exact same gated society, you will always compete with dozens of other owners when trying to sell or rent out your unit. This caps your short-term appreciation.
Avoid buying or renting Prestige Jindal City…their rules and regulations are not for residents they are another way of earning money for them…and more hidden charges…please don’t invest your hard-earned money here…
I’m living in this society for past 8 months, to be honest maintenance service is really pathetic…Staircases and common spaces rarely get cleaned properly. Since a few towers are still under construction, you’ll deal with constant noise and dust in the meantime. There’s no signage or map at the entrance either, so newcomers usually end up wandering around trying to find their block.
IMO, Prestige Jindal City 1 BHK is worth buying for investment..if anyone looking for investment in rental earning this is the best choice….Single working professionals and young couples are constantly hunting for compact, high-quality spaces with seamless transit access, and this project hits the sweet spot. Because the Green Line Metro station is integrated right at the entrance gate, you will get consistent monthly cash flow with almost zero vacancy risk…
Absolute nightmare for visitors and multi-car owners. They charge you a bomb but guest parking is practically non-existent for a society this size. If you have friends over on weekends, security treats them like criminals at the gate. Everything is over-regulated just to extract penalties…
Totally agree bro, my cousin lives here and I had a pathetic experience visiting him for his birthday. The security staff literally treated me like a criminal. They grilled me with the same questions again and again at the gate. It got so annoying and embarrassing that I lost my temper and just left without attending the party…
Better avoid this society for your sake…no proper maintenance…Dog owner let their dog poop in the common walking tracks and you can occasionally hear dog barking through the thin apartment walls all night…The society has massive issue with irresponsible pet owners…To add beauty to this management does nothing except issue toothless circular on the app…
