2 BHK — ₹1.90 Cr onwards
2.5 BHK — ₹2.25 Cr onwards
3 BHK — ₹2.70 Cr onwards
3.5 BHK — ₹3.30 Cr onwards
Penthouse — ₹11 Cr onwards
It’s spread across 45 acres,G+21 storeys and possession is Dec 2031,so absolutely it’s a long wait…
IMO the pricing feels quite steep for this location. Looking at Sadahalli North Bangalore property rates in general, this whole belt has been repricing fast, so paying close to 1.9 Cr for a base 2BHK with a 5+ year wait feels like a lot of trust in the brand and the airport-corridor story.

North Bangalore real estate prices are just skyrocketing nonstop!Every project near the airport corridor seems to be pricing higher than the last one.Looking at Sadahalli north bangalore property rates, it is wild to see developers charging city-center premium prices for locations that are still developing on the outskirts. Buyers are paying massive premiums today just for future speculative growth.
2 BHK is 1.90Cr in Sadahalli is absolutely mind-blowing tbh….And a 5-6 years wait till Dec 2031 means your money’s locked up that whole time, betting on the area actually growing the way everyone’s hoping. That’s a huge opportunity cost if things don’t move as fast as expected.
IMO, the possession Dec 2031 timeline is a massive red flag for me…Real estate delivery schedules frequently stretch out even further. I’m not ready to pay premium price for this long wait project. I would much rather put that money into mutual funds or stocks where I can get better, compounding returns without locking up capital in an under-construction project for a decade.
Honestly, these airport-proximity prices are getting out of hand. ₹2.70 Cr for a 3 BHK out in Sadahalli is crazy! When you calculate the Prestige Sadahalli price per sqft, it is clear that developers are charging premium city-center rates for a location that is still on the absolute periphery of Bangalore. For that budget, you can easily get a premium 3 BHK in Whitefield, right inside the city. I don’t see why anyone would pay city-center premium rates to live so far out and wait years for basic infrastructure to catch up…
IT folks are ready to pay whatever premium price builders ask for… As long as it’s a Tier-1 township, they will buy it regardless of the cost, that’s the only reason the Bangalore real estate market is running so fast.
Investing here is a quite risk bro, this project is totally bet on North Bangalore’s the-park cycle…If mega projects like the Foxconn plant, the Aerospace Park, and the metro line stay perfectly on schedule, this investment might pay off. However, if that infrastructure slows down or gets delayed, your capital is going to be stuck for a very long time with minimal returns.
Guys, instead of locking your money in Sadahalli until 2031, it is better to invest in the KIADB Aerospace Park Belt that makes much more sense. You get closer proximity to actual employment hubs and won’t have to wait nearly a decade to get possession of your property.
Nowadays, getting a 2 bhk Bangalore price is getting absolutely crazy… Charging 2Cr for 2 BHK layout, that too this far out… where is this pricing logic even coming from….
Honestly it all comes down to how long you can wait tbh. If you’re hoping for quick resale or rental income, this isn’t it, better skip. But if you’re the type asking is Sadahalli good for investment 2026 because you’re thinking long term like saving for your kids’ future or your own retirement, way past 2031, then honestly the location makes a lot of sense.
Totally agree with this bro… Pricing does feel steep today, but the airport corridor story is pretty real tbh… Just look at how fast infrastructure’s changing across North Bangalore. With tech hubs like Prestige Tech Cloud pulling in serious corporate and commercial demand right at Sadahalli Gate, these rates that look high now will probably feel normal in a few years fr.
Bro, it is better to avoid this project. I recently explored this area myself, there are numerous projects going on right now..I enquired about the price too and compared to other projects in this area,Prestige is quoting a premium price for their project…
If you’re specifically looking in the Sadahalli belt, you’ve got a lot of options tbh. Just explore a bit more, do some research, you’ll definitely find something better suited for you.
We are all debating the steep pricing and tech parks, but let’s talk about the biggest elephant in the room: water supply. North Bangalore’s rapid expansion is running way ahead of its civic infrastructure. Paying ₹2.70 Cr for a 3 BHK just to face water scarcity and high tanker maintenance fees later is a terrible trade-off. A luxury brand name cannot solve a fundamental local water crisis… It is very crucial to check the water sustainability before finalizing…
Guys, make sure you bargain on the hidden costs. Prestige is famous for slapping on huge fees for maintenance, corpus funds, and club membership. By the time you add all that up, you’re looking at an extra ₹15 to ₹20 Lakhs over the base price.
Rather than waiting for UC project, if you ask me it is wise to go for RTM projects. You can literally get premium and luxurious flats in Hebbal or Yelehanka for the same budget. At least with RTM, you can move in or start earning rental income immediately instead of just tracking a construction site.
North Bangalore prices have gone up crazy fast. Birla Trimaya launched at ₹7,500/sq ft, and now new projects here are touching ₹14,000-16,000/sq ft. If you keep waiting for prices to drop, you’ll probably just end up priced out completely
