Before all that tho, first check is Sadahalli good for investment 2026 or nah. it’s an airport corridor area, so if u need everything ready-made rn this ain’t it. long term bet basically.
As for Prestige vs Lodha North Bangalore, both builders are decent tbh, not really a “which one’s dodgy” thing. more about which layout/possession date works for u.
ngl if u ask me Prestige vs Lodha construction quality comparison is the real deciding factor, so just go see both sites yourself before finalizing anything, don’t trust brochure pics lmao

IMO, Sadahalli is a rapidly developing area. It sits adjacent to the Prestige Tech Cloud, so there is a high chance of the whole micro-market blowing up once those offices run at 100% capacity. Tech folks always prefer living within a 10-minute radius of work. It’s definitely a long-term play, but having a massive tech park right next door means the rental yield and resale liquidity will actually have a solid backbone by 2030….
Honestly, If you ask me, Prestige Sadahalli vs Lodha Sadahalli which is better investment? I’d go Prestige becoz their resale velocity in Bangalore is unmatched. Like when it’s time to exit the investment in 7–8 years, local brokers and buyers literally flock to Prestige properties blindly. Lodha is building a nice premium niche don’t get me wrong, but in the secondary market a Prestige tag = way wider buyer pool + faster smoother exit when you wanna liquidate

I visited both projects last week. I strongly felt Lodha Sadahalli is overpriced for the location..The sales lounge is fancy and all, but once you walk out and see the actual infrastructure around Sadahalli right now, the math just doesn’t add up. They are charging a crazy premium for future promises. Prestige isn’t cheap either, but it feels way more grounded considering what the micro-market is today. If you’re going there expecting value for money, Lodha is a hard pill to swallow.

As far as I know, Devanahalli taluk is notoriously dry… Rather than looking for luxurious amenities, it is better to ask the sales team about their rainwater harvesting plans, sewage treatment plant capacities, and reliance on water tankers..
It is better to avoid Lodha, please be aware before paying your money to Lodha Sadahalli… Actually buyers you all should goo and see the actual site first, then you’ll understand the issues there..There are two high-tension lines and 2 massive electric pillars right on the plot..Plus, the approach road from the ITC factory is way too narrow… The project is also directly under the airport runway line, so get ready for 70 dB of loud aircraft noise every single day.
For anyone asking actual numbers, quick price check for 2026:
Prestige Sadahalli: around ₹9,200–10,500/sqft, pretty close to market average for this area, feels like a safer baseline
Lodha Sadahalli: ₹12,200–14,000+/sqft, base price ₹3.10 Cr to ₹5.12 Cr+, cuz they’re positioning it as ultra-luxury low-density layout
so basically ₹3,000+/sqft gap between the two. u r paying almost Hebbal-level rates for an airport corridor that’s still developing. double check the final cost sheet before paying any EOI token, don’t just go by what sales team quotes..
If you ask me, it is way better to look for small-scale or mid-scale societies rather than mega township for crore and crore…
In a smaller society, you actually get your possession on time, maintenance costs are lower, and you don’t have to deal with thousands of people crowding the clubhouse. Paying an insane premium just for a big brand name next to a noisy airport runway makes zero sense…
I visited both the projects and I will give massive red flag for those two projects.. I didn’t like either…I found Prestige Sadahalli to be a bit too cramped when compared to their older developments. To me, it looks like they’ve maximized the built-up area to a point where the project completely loses its premium, open, and airy feel….
On the other hand Lodha Sadahalli also a massive red flag. They are charging a bomb for an overpriced pre-launch project that lacks final RERA approval. Demanding a huge EOI deposit just to see details is ridiculous, especially with massive high-tension wires running right across the property boundaries. Not worth the premium price.
Hi guys, I’m from Mumbai. So as a Mumbaikar I know Lodha inside out. May be you guys feel the price is over hyped right now but Lodha never ever compromises on construction quality and They also have an excellent track record of never delaying projects beyond their assigned possession timelines.
Even though they are quoting a premium price, you will never be fed up with the construction quality from Lodha. You can go ahead with full confidence…
Guys, please do a proper site visit during peak airline landing hours (usually late night or early morning). Both of these projects are sitting almost directly under the flight funnel zone for the airport’s second runway. Prestige has slightly better acoustic dampening in their recent phase-1 specifications, but you will hear the low-frequency rumble if you stand on your balcony.
In connectivity point of view, my vote goes to Prestige only. Yes, because it sits right next to the main highway and the big office parks like the Aerospace SEZ and Prestige Tech Cloud. In contrast Lodha is built deeper inside that is away from the highway. To reach it, you have to drive through narrow village roads..
Nowadays, people are ready to pay premium prices for a Tier-1 society, and that’s not wrong. But they have to consider the locality too!
Sadahalli is an outskirt. Paying a high cost here that matches Whitefield prices is making me insane. You can enjoy premium and luxury amenities inside the gate, but connectivity-wise, it is zero right now.

Guys, this is the best time to invest in Sadahalli. But skip the premium mega townships and invest in small or mid-scale projects instead.
Why? Because big builders are already charging insane 2030 prices today. Small projects give you a much cheaper entry rate, which means you make a way bigger profit when you sell later.
Also, small projects finish construction in 2 years, while mega townships take 5+ years. You save heavily on monthly maintenance, start earning rent faster, and avoid internal price wars. Don’t buy the brand hype, just look at the math
