Hi all,
I’m planning to buy a flat in Runwal Sanctuary, Mulund West and would really appreciate honest feedback from people who have visited the project or already own a home there.
A few things I’d like to know:
Are the Runwal Sanctuary Mulund West reviews generally positive from existing buyers?
Is the Runwal Sanctuary 2 BHK price justified, or is the project overpriced compared to nearby options?
How is the daily commute? Is the distance to Mulund station and the upcoming metro line convenient?
Does the area face any monsoon waterlogging issues, or is it manageable?
I’m looking for genuine experiences both positives and negatives. Any advice before making such a big investment would be really helpful. Thanks!

Bro, please avoid tower 1 and tower 3 at all cost. because they are built on 20-year-old concrete structures that got stuck in legal battles for over a decade. Since they were designed under old 2005 building laws, the builder had to awkwardly change the flat layouts later to fit new fire safety rules.

In fact, the Bombay High Court recently slammed the developer for these tower delays, so brokers are aggressively dumping these old-stock flats at discounts.

Compared to other projects in Mulund, Runwal Sanctuary is overpriced …..It is priced at around ₹29,000–₹32,200 per sq. ft., while the average price in Mulund West is around ₹22,000–₹24,000 per sq. ft.. So, you’re paying a premium of roughly 25–35%. Whether that extra cost is worth it depends on the tower you choose, the layout, views, and overall value you’re getting.

I recently moved into one of the ready-to-move towers (Tower 4/5) with the OC, and I thought I’d share my experience in case it helps anyone who’s planning to buy here.
The best part, without a doubt, is being right next to Yogi Hills. The breeze is amazing, the cross-ventilation actually works, and the air feels much fresher than in most parts of Mumbai. Waking up to greenery instead of concrete buildings and traffic is honestly a big plus. It gives the whole place a much calmer vibe.

IMO, I never felt Runwal Sanctuary charges a justified price for their 2 BHK. Paying ₹2.25 Cr+ for a compact 666 sq. ft. carpet means your per-square-foot cost of actual liveable room space is incredibly high. You are essentially paying a massive premium for the external amenities and hill views, while the actual rooms feel cramped and tight for daily living. In the Mulund market, you can find much better carpet efficiency for this budget.

I am not an expert on property pricing or investments, but a recent visit to my uncle’s apartment at Runwal Sanctuary left me speechless. The view of the Yogi Hills from the balcony is spectacular and completely unmatched. It feels like an actual sanctuary, a truly excellent place with a quiet, peaceful environment that is hard to find anywhere else. I FELL IN LOVE WITH IT

One thing I really like is the connectivity. If you travel towards Thane or use the Eastern Express Highway regularly, the commute is pretty convenient. Since the project is right on LBS Marg, you don’t have to spend time getting through small internal roads before hitting the main road. As long as it’s not peak rush hour, driving to most business hubs is fairly smooth.

The location is quite practical for daily travel. Mulund Station isn’t too far, you can usually reach it in about 8–10 minutes by auto, although traffic during office hours can make the trip longer. Another advantage is the upcoming Metro Line 4. The nearest station will be close enough to access easily but not so close that you’ll have to deal with heavy crowds right outside the project. That should make commuting much more convenient once the metro becomes operational.

If you ask me, the biggest disappointment is the room sizes. Once you step inside, it doesn’t really give you the feeling of living in a premium apartment. The bedrooms and living areas feel quite compact, especially considering the price you’re paying. The sample flat looks good because of the interior design, but the actual usable space can feel limited. Honestly, the clubhouse and swimming pool are the main highlights of the project. Apart from those amenities, I didn’t really get the “premium living” experience I was expecting.

If you’re specifically looking for a ready-to-move project, I’d also suggest checking out Kalpataru Elitus, Wadhwa Atmosphere, and Sheth Montana. They’re all good options in and around Mulund and offer a premium gated community lifestyle. It’s worth visiting all of them before making your final decision so you can compare the layouts, construction quality, and overall vibe.

Be careful bro… before investing in Runwal Sanctuary. The project has a massive history of land litigation and stop-work orders dating back to 2005 under its old name, Runwal Infinity. In June 2026, the Bombay High Court penalized the developer for severe delays. Always check the official MahaRERA portal for the latest updates on your specific tower and track the compliance history before paying a booking token.

Not every tower has legal issue…if you see tower 4 &5 have official occupancy certificate..The legal risks here are tower-specific. Towers 4 and 5 already have their official Occupancy Certificate . it is better to buy a Ready-to-Move apartment in these specific blocks means you are completely safe from possession delays or legacy litigation issues. Just avoid the under-construction phases and you are good to go.

Bro, this is the right time to check out the Mulund location…may be your in safe gated community but monsoons here are a major headache….LBS Marg directly outside the entry gate is a major flood zone during heavy rains. Continuous downpours cause severe waterlogging, trapping cars in massive traffic bottlenecks. Don’t buy blindly without seeing the monsoon reality here.

One of the standout features of Runwal Sanctuary is its robust, multi-tier security framework. The check-in protocols at the main gate are strictly enforced using a smart visitor management application. Delivery personnel and visitors cannot access the residential wings without going through proper verification channels. For families prioritizing safety and privacy, the security layout here is highly commendable.

Mulund real estate has reached the “pay more, get less” stage. ₹28,000–₹32,000+ per sq. ft. for a new launch, and apparently we’re supposed to feel lucky about it. Tiny carpet area? No problem. Massive tower? Premium lifestyle. Crowded amenities? Luxury living. And of course, the builder’s brand name is supposed to make the price magically reasonable.
At this point, you’re not really buying a spacious home, you’re buying a Mulund pin code and a builder logo at a premium. The price keeps going up, the apartment keeps getting smaller, and somehow buyers are still expected to call it “value for money.

Honestly, this was really irritating. For a property that comes with such a premium price tag, I expected the basic fittings to at least feel decent. But the taps and plumbing fittings in the servant bathrooms and utility areas felt so cheap and builder-grade. We literally had to spend extra money replacing them before moving in. Like, seriously, after paying this much for the apartment, why are we paying again to fix such basic things? These are small details, but they definitely leave a bad taste.

One thing I noticed after moving here is that the air actually feels quite a bit better than I expected. Compared to some of the more congested parts of Mumbai, this side of Mulund feels more open and breathable, especially because of the proximity to SGNP. I wouldn’t say it’s perfect all the time, but the greenery and airflow around this pocket are definitely a plus. It’s something I didn’t really consider while buying, but now I’m glad we did.

I’m truly satisfied with this township is convienience ,it has easy access to schools, colleges, hospitals, local markets. It is a big plus for families. Then,I should talk about connectvity, it has excellent connectivity to Mumbai, Navi Mumbai and the suburbs.

The airport is usually around a 30–40 minute drive depending on traffic. Overall, it’s a practical location for day-to-day living, which was one of the main reasons we considered buying here.

I’m really frustrate with local auto-rickshaw drivers, they frequently refuse to ply short distance from the gate to nearby local markets because they prefer mostly taking longer fares toward Thane or other far areas. It is incredibly annoying when you just want a quick 5-minute ride for daily grocery shopping.

If you’re buying purely for investment, I’d honestly look beyond Mulund. Navi Mumbai and upcoming metro-connected pockets may offer better upside. Even for self-use, Mulund feels quite overpriced now. Unless you have family or a strong reason to stay here, I’d compare options in Powai, Ghatkopar or Chembur before committing.
