Has anyone visited Rustomjee La Familia in Majiwada recently? Considering a 2BHK there. Want real feedback - pricing, layout efficiency, and builder credibility.

Visited last quarter. Layout planning felt quite practical - less wasted passage space. Living room proportionate. Not ultra luxury but well planned mid-premium product.

Broker quoted around early 2cr+ for 2BHK depending on floor. Seems slightly higher than Lodha Amara in some configurations.

Compared La Familia and Lodha Amara (Kolshet) side by side. Amara feels larger township. La Familia more boutique-style development. Depends if you prefer scale or exclusivity.

Rustomjee finishing generally reliable in Mumbai projects. In La Familia sample flat, fittings quality felt above average for segment. Bathroom tiles and doors looked sturdy.

Some Majiwada projects feel packed. Want to avoid 20+ flats per floor situation. Lift waiting matters in daily life.

From resale perspective, Rustomjee brand does carry weight. Especially among buyers familiar with Mumbai projects. Could help liquidity later.

Location wise, Majiwada gives highway access advantage. Viviana Mall, Jupiter Hospital, Eastern Express - all within short drive. That micro-location is strong long term.

Anyone know actual carpet for 2BHK there? Brochure numbers differ from RERA sometimes. Carpet clarity important before comparing projects.

If booking under construction phase, please check construction-linked plan vs subvention carefully. EMI overlap situation stressful ho sakta hai if delayed.

When I visited, one mid-floor west-facing unit felt slightly warm even in February afternoon. Thoda orientation check karna before finalizing.

Some people feel Rustomjee pricing slightly premium. But I’d rather pay small premium for builder consistency than chase lowest ticket unknown developer.

Not fully convinced. For same budget, you could consider Raymond Ten X on Pokhran side - possibly stronger long-term perception. Just comparing value per rupee.

Did anyone get estimated maintenance per month? Township amenities look nice, but long-term upkeep cost matters more than brochure amenities.

I booked in La Familia in early phase. Visited multiple projects before deciding. Layout efficiency is genuinely better than many competitors. Less dead space, proper utility, and living area usable. For me, that justified slightly higher ticket.

I was very close to booking but backed out. Pricing felt stretched for the carpet offered. Later realized similar ticket could give me bigger layout in Kolshet resale. Thoda FOMO hua initially but now I’m relieved I paused.

One thing nobody talks about - tower density. How many units per lift? High-rise luxury feeling disappears when lift waiting becomes daily issue. Did anyone count flats per floor?

Sales team seemed flexible during quarter end. Friend negotiated PLC waiver + slight floor rise reduction. Agar 3-4 months follow-up ho raha hai toh margin definitely hai.

Comparing La Familia to Amara isn’t fair fully. Amara is township scale. La Familia is boutique scale. Experience difference intentional. Smaller project sometimes means better community feel.

Boutique feel sounds good, but under 2.2cr bracket, buyer expects stronger amenity scale. Otherwise resale comparison gets tough against larger ecosystems.
