We are a couple with 2 pet Cats, plan to move to Mumbai as will be joining PWC, Dadar Shivaji Park, We are looking for a rented accommodation near by to avoid traveling, in Bangalore we had a 3BHK rent was 90,000 all things included apart from lightbill, utility, gas etc. We are looking to rent a place with similar rent budget not sure what would be available a 2BHK or 3BHK, would prefer a society with amenities and near by office,(Walking distance Preferred)

In walking diatance you can reach nearby markets, schools, temples and railway station. That said, keep in mind Mumbai flats are generally smaller compared to Bangalore, so a 2BHK here might feel tighter than what you’re used to. If you’re okay with that, you’ll have plenty of options in your budget. A 3BHK is possible, but usually rents go higher, especially in prime societies with amenities. If you want office in walking distance, Shivaji Park is the best choice,you don’t need to stuck in traffic.
I’ve been in Shivaji Park for 8 years now. I’ve rented a 2BHK the whole time, paying around ?1 lakh a month. In these years I’ve had to shift across 3 different buildings. For tenants, the big issue here is stability, most landlords ask you to vacate after 2 years. Since you’re planning to stay only 2 years, it actually works out fine for you. Another huge problem that is house owners will raise the rent by 10-15% each year. So while living short-term is okay, staying longer means dealing with constant moves and higher costs, and that makes renting in Mumbai both tiring and expensive.
Metropolitan cities always have high rent but compared to Banglore, Mumbai rent is 50% higher. In terms of carpet area, a 3BHK is naturally more spacious than a 2BHK..I hope for a couple with 2 pet cats 2 BHK is better option. In Shivaji Park, there are several apartments providing sufficient carpet with good amenities. If you choose new buildings the rent will starts from Rs1 Lakhs with maintenance charges. Whether you have an idea for old building the rent range from Rs 80000 with large carpet with calm environment. But in some old buildings I think you don’t find modern facilities like gated security, elevator, parking and maintenance. I would like to mention that not all apartments allow pets,so it is essential to check buildings pet policies before finalizing the flat. As ypu’re a working professional, living in Shivaji Park is convenient because it’s close to business hubs and offices which you can often reach them in walkable distance. It will save your time and make your life easy.
More than just budget, one of the beautiful attractions of Shivaji Park is its sea view location. It is a wonderful area in Mumbai. Most of the apartments are facing Arabian sea view, you’ll definitely enjoy the view of sunset from your balcony. Even if the apartment is not facing the seaview , you can enjoy the fresh breeze from the sea. I personally enjoy taking walk in the evening along the beach, which gives me refreshment and keeps me relax. I’m sure you’ll definitely enjoy this.
Recently I shifted to Mumbai from Chennai and am staying in Matunga. At first, I was looking for a rented flat in Shivaji Park but the budget was too high for me. I found that, for 2 BHK they charge 1 lakh per month with a deposit of 4 Lakhs, but the apartment is well-constructed with all modern amenities. Apart from the budget, I loved the area. It is the ideal place to live over there with beautiful sea-view, cricket ground and park for kids and senior-citizen. Moreover, this area close to major hubs, which allows easy travel on both the western and central railway lines. Unlike Chennai and Banglore, we can’t enjoy more spacious carpet-area apartments in Mumbai. In Chennai, I lived in a 2 BHK flat where the rent was ?70,000 for a carpet area of 1,685 sq. ft. However in Mumbai, even a 2BHK costs more than ?1 lakh per month, with a carpet area of only 650–850 sq. ft. So, if you are looking for 2 BHK withthin this budget you can surely go for that but if you need more spacious you should look for 3 BHK which will cost higher than this.

The market prices are on the higher side, but the area makes up for it with its sea view, cricket ground, and strong community vibe. If you have vehicle, I request you to check for parking facilities. Because most of the apartments don’t have proper parking facilities. Many societies have limited space for parking, I am saying this because I personally faced this issue and it was a daily headache. Sometimes,you might be park on the street which is not safe. Mostly in old building they don’t provide proper parking facilities and even in new societies you will get only one slot that is tough if your family owns more than a car. And I need to inform you even in premium societies renting and buying an extra parking slot, they will charge huge amount. This is just a concern for tenants like me.
