Hi Guys,
I was dead set on buying a 2 BHK in Mumbai because, well… it’s Mumbai. The “city of dreams,” right? But the deeper I got into house-hunting, the more I realized the dream was coming with a nightmare price tag. Tiny apartments, insane costs, and the constant chaos.
That’s when I started looking at Thane, and honestly, it changed everything.
First off, the space. In Mumbai, I was seeing matchbox-sized flats. In Thane, the same budget got me a proper 2 BHK with actual breathing room.
The vibe is different too such as less crowded, more greenery, and still all the modern stuff like malls, schools, and hospitals nearby.
Connectivity isn’t the issue people make it out to be. With the metro and road projects, getting around is way smoother than I expected.
And the best part? I don’t feel like I “settled.” I feel like I upgraded. Cleaner air, quieter nights, and I’m not constantly stressed about EMI crushing me.
Honestly, moving to Thane feels like I got the Mumbai lifestyle without the Mumbai madness.
Anyone else here made the same switch? Would love to hear your experiences.
Yeah bro. Thane is significantly more affordable than Mumbai. Full of greenery, calm environment with less crowded and modern lifestyle. It is perfect for people who are expecting peaceful surrounding and green environment.
Same experience bro, I bought a 2bhk flat in Ghodbunder road last year. That was a great decision I’ve ever made. I used to live in Mumbai where the flats are small, very expensive and always noisy. But in Thane the lifestyle is entirely different with biggest space, the greenery here is so nice. After living in Mumbai’s concrete jungle, this feels like a totally different life.
And the peace and quite environment is add something else. No congested road, no loud honking, no street noise. I actually feel relaxed and peace of mind.
Excuse me? Concrete jungle? The same Mumbai only feeds your career, pays your salary, and gave your entire family a future. It’s not fair bro.
We all know Mumbai didn’t just build buildings, it built OPPORTUNITIES, it gave millions of ordinary people a chance to make something of themselves. From street vendors to CEOs, this city opened doors for everyone. Thane exists because of Mumbai. Without Mumbai pulling the entire economy of this region, Thane would still be a small quiet town that nobody outside Maharashtra even knew the name of.
You moved to Thane for a bigger flat and suddenly Mumbai became jungle for you. That’s a very convenient opinion to have after the city gave you everything you needed to get to where you are today. Mumbai never asked for loyalty but it definitely deserves respect.
Okay okay Mumbai is great, we get it. But let me point out some things about Thane that Mumbai fans conveniently ignore. Pata hai kya? Thane has been ranked among the most livable cities in Maharashtra.
Thane is still growing. Property values are rising, infrastructure is expanding, metro connectivity is coming. The people who invested in Thane five years ago are sitting on serious appreciation right now.
Mumbai is the OG, nobody is denying that. But Thane is not Mumbai’s shadow anymore. Thane is its own city, standing tall, growing fast, and offering a quality of life that Mumbai honestly cannot match at any reasonable budget.
You people are always highlighting Thane for peaceful living and greenery. Even I stayed in Thane for 5 years in Kolshet. The daily commute made me mad everyday, this Thane people never want to talk about. Let me paint you a real picture of Thane bro…
For 10’o clock office I had to wake up at 5’o clock. Because if I leave the home any later I would stuck in Ghodbunder Traffic jam for an hour before even reaching Thane station. After that I had to squeeze myself into the local train where personal space is a myth and praying get to hold a handle is considered a win for me. 45 minutes of standing shoulder to shoulder with sweaty strangers. Then I reach CST station after a battle. And in the evening, same thing in the reverse.
5 years of this made me a different person bro, and not in good way. Then I thought I should save my energy and soul, and shifted to Mumbai. That was the day I got my life back. I sleep an extra 2 hours every morning. I reach office fresh. I come home at a decent time and actually have evenings for myself. I feel like a human being again!
You are not only one to travel from Thane to Mumbai for work. Thousands of people are commuting daily and they still choose Thane over Mumbai without a second thought. And you know why? Because they are smart enough to calculate the full picture and not just the train travel.
You shifted to Mumbai to live close to your office. That sounds great! So could you tell me what exactly did you gain? You’re double paying the rent or EMI for a flat that is literally a match-box sized. And let us not forget what you LEFT behind in Thane. A proper home with actual space where your family can breathe, grow, and live comfortably. In Mumbai you are paying more money every single month just to live smaller. That is not an upgrade bro. That is a very expensive downgrade dressed up in a Mumbai address!
Compared to Thane, Mumbai real estate property has good appreciation in future. Look at the number bro, a flat bought in Bandra in 2015 for Rs 1.5 Cr is worth anywhere between Rs6 to Rs 8 crore today. Same appreciation at Worli, Juhu and Lower parel etc.. Mumbai prime locations have given 400% to 500% appreciation over the last 15 years. This is the cold hard real estate data of Mumbai, nobody can deny that.
Now what about in Thane? That same investment in 2015 in Ghodbunder road or Kolshet , may be get doubled. However not this much appreciation like Mumbai. You can choose Thane for affordability but ended up missing out on big wealth creation. How does that feel financially, bro?
Have you heard about Pokhran road? Called as Thane’s ‘Billionaire’s Row’. Since you talking about appreciation, properties here has given great returns that will truly shock you. Flats bought in premium societies on Pokran Road 10 years ago have appreciated so strongly that the numbers are now competing directly with mid range Mumbai suburb appreciation. The most reputed builder Hiranandani Estate in Thane is one of the premium and well planned townships in India. Property values here have been climbing consistently year on year and the demand from quality buyers has never faded. People are paying Powai level prices for Hiranandani Estate Thane and getting significantly more space and lifestyle in return. Pokhran Road proves that Thane has stepped out of Mumbai’s shadow, it’s delivering the same prestige, appreciation, and lifestyle, often with more space and comfort for the same price
Bilkul sahi bola yaar. Pokhran road 2 in Thane West is honestly one of the best addresses. If anyone want proper infrastructure like South Bombay without paying its prices is the best option. It has good connectivity via Eastern Express highway with wider road. Easy access to schools, colleges, hospitals and local transport. The new under construction project Oberoi Garden city, a 75 acre integrated township is mind-blowing project in Thane. It is not only a residential building but a well-planned and constructed community. Within the campus itself, you’ve got a JW Marriott hotel, Oberoi International School, a private members club, and 30+ amenities. Homes start from ₹3.25 Cr for a 3 BHK, which actually feels justified given the scale and quality of what’s been built here. Within walking distance you’ll reach school, a five-star hotel, green spaces for your family. It is completely a full package without compromise.
Oberoi Garden city project is overpriced. Even Thane people will admit that. They are overcharging just because of saying modern amenities. For those amenities, you have to pay for every month anyway.
That is not a Mumbai address. That is not South Bombay. That is not even Bandra or Andheri. That is Thane and you’re being charged like it’s Worli.
For that same budget in actual Mumbai locations like Andheri, Goregaon, or Mulund, you get comparable or better connectivity, established infrastructure, and all those luxury amenities. When Thane project start competing with Mumbai price, it is not a premium living. That is overpricing with good branding.
It is comparatively better than you guys are paying Rs 4 cr for 400 sq.ft matchbox in Andheri. Bro, that is not a flat, that is a premium pigeon nest.
At Rs 3 cr I get 2000 sq.ft, a JW Marriott at my gate, an international school for my kids, greenery, wider roads, and I can actually open my arms without slapping a wall. However, what do you get at Rs 4 Cr in Andheri? A window that faces another window, a society gym with 2 treadmill for all residents. For parking you have to pay extra cost sometimes don’t find space for parking. Actually you’re not buying a home you’re buying a pigeon nest with fancy price tag.
Oh wow. What you said a pigeon nest? I agree my flat is pigeon nest, but it is in Mumbai. Your 2000 sq.ft palace is in a city was a highway toll both until last year.
My 400 sq.ft flat gives me a great appreciation after 10 years but your 2000 sq.ft can become 3000 sq.ft tomorrow. It won’t match my resale price in 10 years. Mumbai is a well-developed area bro, Thane is still under-construction literally and emotionally.
I know very well about Mumbai, Don’t act like the whole city is posh. Only a handful of areas look decent and the rest is just overpriced chaos.. I have been to Dharavi, such a worst place I’ve ever seen. Full of dust, traffic, congested road, filthy and unhygienic place. And you know what the most ridiculous part is? In that place, 1 bhk cost is Rs 80 lakhs for just 300 sq.ft. Bro, that is not a flat. That’s is a costly slum.
I’d be rather live in a clean, hygienic place far from the city than living in costly filthy area.
Yes, I agree Dharavi is the costliest slum and unhygienic area. Every city in India has some posh and slum areas. Why even in Thane, there are some areas with slums, poor infrastructure and filthy conditions. Can we talk about Rabodi for a second? You are sitting and roasting Dharavi, but forget about your own Thane has Rabodi. Like Dharavi, people in this area live in very small places, congested road, full of kachra and stinking the whole area.
So before you point fingers at Dharavi, maybe take a little walk through Rabodi and ask yourself, is Rabodi is really better than Dharavi?
First clean your own backward before sweeping mine.
Not only Rabodi bro, there are more places like this. They are Hajuri, Ambika Nagar, Kalwa, Indira nagar, Lokmanya nagar, Wagle estate and Diva are stuck with the same issues like congestion, poor planning and zero lifestyle upgrade…
Okay Okay, enough roasting each other. But genuinely speaking, if you actually visited the right areas of Thane, Mumbaikar would never talk about like this. Thane has transformed massively over the last decade and some areas here are absolutely world class are Vasant Vihar, Ghodbunder road, Manpada, Meadows area, Samata nagar, Vartak nagar, Majiwadi, Pokhran road and Thane east areas like Kopri, Hari Om Nagar, Bara Bungalow park are some of the most peaceful and well established residential pockets you will find anywhere in the Mumbai Metropolitan Region.
Honestly, let me share my own experience here.
I was recently looking for a 2 BHK flat in Matunga, Mumbai. Beautiful area calm, peaceful, well connected. I absolutely loved it. But when the builder quoted me ₹4 Crore for just 700-900 sqft of under construction property, I nearly fell off my chair. That was completely out of my budget. But I loved the area so much I kept searching hoping somehow Mumbai would be kind to my pocket. It wasn’t.
So I shifted my search to Thane without much expectation. Surprisingly, I found a 2 BHK flat on Ghodbunder Road, same carpet area, under construction and for just ₹1.3 Crore. This was a Godrej project.
Let that sink in for a second. Same carpet area. Reputed developer. A fraction of the price. Better roads. More greenery. More space to actually live like a human being.
I booked it immediately and honestly I have never felt more happy and satisfied about a financial decision in my life.
Mujhe samajh nahi aaya, why these people are often misunderstand with Mumbai and Thane’s real estate and keep comparing them unfairly. Mumbai is the financial and commercial capital of India, the city has grown vertically with high-rises, urban redevelopment, and premium mixed-use environments. Mumbai’s real estate market stands out for its high-rise premium living, offering skyline views, cutting-edge amenities and a luxurious lifestyle, that attracts the homebuyers and investors. It also has strong rental and resale demand and additionally rapid metro expansion and improved coastal connectivity are boosting accessibility across the city.
So, many people are saying Mumbai is overpriced, not like that you’re paying for ultra infrastructure, connectivity, rental yield and premium established addresses.
I am not degrading Thane, it is a fantastic and smart choice for budget conscious buyers. But comparing Thane and Mumbai real estate is like comparing a great business class seat to a first class cabin.
Buying a flat in Thane is best choice for homebuyers, because it provides significantly large carpet area, premium-gated society with modern amenities and a greener environment especially budget-friendly.
In Thane, most of the 2 bhks are part of expansive township that provide high-end lifrstyle amenities, good connectivity to Central, Harbour and Trans- Harbour lines that allows easy travel to entire Mumbai Metropolitan Region.
